We have the privilege of proposing the sale of the historic estate 'CASA RAGONA', in the Bosco Falconeria district, on the SS113 between Alcamo and Partinico.
'Casa Ragona' is a typical Sicilian farmhouse/grange that gives the idea of an ancient city in miniature. It was nothing more than a large farm inhabited by both the landowners and the farmers who worked there, which is why it's equipped with numerous lodgings, but also stables and deposits for crops.
The construction of the farmhouse/grange dates back to 1850, by the prestigious Ragona family, as can be seen from the initials engraved on one of the large doors.
It has two entrances, one South-East exclusivity for the villa-residence and the other, North-West on the back, that crosses the olive grove. It has a quadrangular shape with a central courtyard of 250sqm, for a total of 1250sqm, outside we find what remains of two splendid 'winter gardens', with palm trees and shade trees, overlooked by the balconies of the main house; inside we find a stately room, a niche that welcomed a Catholic Chapel, as was customary at the time, and an imposing stone staircase leading to the elegant rooms, all with vaulted ceilings made with reeds and plaster, while the roofs are in layers covered with typical Sicilian shingles/tiles. The rest of the farmhouse is found in its raw state as it is used as warehouses.
The entire estate is located near a natural spring lake, in fact we find several wells and water intake vents belonging to the Reclamation Consortium which manages the water network of the Jato Dam; the land is flat and extends for 12 hectares, of which 5 are cultivated with olive groves (irrigated with relative waterworks) and the remaining 7 hectares are currently uncultivated, but for decades they have been vineyards
and thanks to the large extension, it is possible, in addition to the already present one, to build a further structure of 3600sqm.
From the agritourism point of view, the Contrada Bosco Falconeria represents one of the areas of the Partinico district with the most facilities such as granges, Masserie, reception halls and various farms.
The viability to reach the property is exceptionally convenient, since it is only 200 meters from the State Road 113, which allows connections to the cities of Partinico, Balestrate, Alcamo, Castellammare del Golfo, Scopello, Riserva dello Zingaro, Macari. the Palermo-Trapani expressway, within a radius of 10-15 km.
